In the Philippines, the process of transferring property ownership is a crucial step in real estate transactions such as buying or selling a property, inheriting land, or making changes to property ownership. Traditionally, this involved navigating through various government offices and enduring lengthy queues. However, with the advent of digitalization, the Land Registration Authority (LRA) now offers an online platform for requesting Transfer Certificate Of Title, making the process more convenient and efficient. In this blog post, I will guide you through the process of requesting a Transfer Certificate Of Title (TCT) in the Philippines via online of LRA (Land Registration Authority) eSerbisyo web portal.
Understanding Land Registration Authority (LRA)
The Land Registration Authority (LRA) in the Philippines is a government agency responsible for managing and overseeing the registration of land titles and related documents in the country. In short, it is the central repository of all land records including registered and titled lands. Its primary goal is to provide a secure and efficient system for registering land ownership and interests, ensuring the protection of property rights and promoting land tenure security.
Understanding Transfer Certificate Of Title (TCT)
Before diving into the request process, let’s clarify what a Transfer Certificate Of Title is. In the Philippines, land titles are registered under the Torrens System, which aims to provide a secure and reliable system of land ownership and registration. The CTT is the legal instrument used to transfer ownership of land or property from one party to another, making it an important document in real estate transactions.
The amount of real property tax you need to pay is based on the assessed value of your property. This assessed value, which is stated on the Tax Declaration of your real property, is determined by the local government’s assessors and is often calculated using factors like the property’s size, location, market value, and improvements. It’s important to note that assessed values can vary from year to year, so your real property tax payments might fluctuate as well.
According to Local Government Code of 1991, Section 233 (Rates of Levy), the Real Property Tax (RPT) is calculated according to following rates:
- 1% of the assessed value of property in the province
- 2% of the assessed value of property within Metro Manila
Therefore, the RPT formula is: RPT = Percentage Rate x Assessed Value.
